- All rates are subject to 9% Maine Sales tax and 3.5% Resort fee (access to pool, pool towels, hot tub, tennis court, fitness center, internet, parking, games, pack and play, unlimited local calls, coffee in the office).

- Additional Persons: Add $20 for extra persons not included in the base rate. Two children 5 years and under are free except in the Cove House.
- 50% of your stay will be charged as a deposit. Balance of payment is due on arrival – payable by Mastercard, Visa, Discover, Traveler’s Checks or cash. No personal checks are accepted at check-in. A credit card must be on file for all reservations.
- Cove House deposit: A 50% check deposit is required at the time of Booking. The remaining 50% is due by check 60 days prior to the arrival date. A 100% payment is required for bookings made within 60 days of arrival.
- Housekeeping gratuity is not included in the rates
- Minimum stays of 3-7 nights are required during Peak Season, some Holiday’s and some weekends. We will accommodate requests for stays that do not meet these minimums when available.
- Full Cancellation: 14 days’ notice of cancellation is required for Studios and 30 days for all other units. Cancellations must be received in writing by post or electronic mail within that time to receive any refund of the deposit. Cove House Cancellation: *Cancellations made 60 days or more before the scheduled arrival date will receive a refund by check of the deposit amount minus a $150.00 Cancellation fee. * Cancellations made within 31 to 59 days prior to the scheduled arrival date when the total amount of your stay has been paid in full will receive a check refund of 50% of the total cost of your stay. * Cancellations made within 30 days of your scheduled arrival date will result in the loss of the entire deposit.
- Cancellation fees of $50 to $150 apply to all reservations.
- Partial Cancellation: No refunds will be given for shortened stays or early departures. Guest is responsible for payment of all nights originally reserved.
- CHECK-IN IS at 3:00PM. CHECK-OUT IS at 11:00AM.
- We do not allow use of parking or Resort amenities prior to 3:00 pm on day of arrival or after 11:00 am on day of departure.
- Amenities are for registered Resort Guests only.
- Parking is strictly limited to one car per unit except for the Village and Cove Houses (2 cars). Guest is responsible for locating off site parking for extra vehicles
- Check in minimum age is 21 years old.
- Late arrivals can be accommodated. Please contact our office prior to 8PM for instructions.
- NO PETS ARE ALLOWED ON RESORT PREMISES.
- All units require stairs except the handicap units.
- All units are non smoking. Substantial cleaning fees will be applied to any guest who violates this policy.
- Privacy. Management respects the privacy of all guests but reserves the right to enter a room regardless of “Do Not Disturb” status if access to a room is deemed necessary due to a maintenance or other serious issue.
