  • ADDITIONAL PERSONS. Add $20, not included in the rate chart (2 children 5 years and under free except in Cove House).
  • All rates are subject to 9% Maine Sales tax and 2.5% Resort fee (access to pool, pool towels, hot tub, tennis court, fitness center, internet, parking, games, pack and play, unlimited local calls, morning coffee in the office).
  • Housekeeping gratuity is not included in the rates.
  • All rates are subject to change without notice.
  • 50% of your stay will be charged as deposit.
  • Minimum stays of 3-7 nights are required during the High Season, some Holiday time periods and some weekends. We will accommodate requests for stays that do not meet these minimums when possible.
  • CHECK-IN IS 3:00PM. CHECK-OUT IS 11:00AM.
  • Late arrivals have access to the room, we suggest calling office before 8PM and letting them know.
  • WE DO NOT ALLOW USE OF PARKING OR ANY OTHER RESORT FACILITIES AFTER 11:00AM ON DAY OF CHECK-OUT.
  • Parking is limited to one car per unit except Village or Cove House (2 cars).
  • No pets are allowed on resort premises.
  • All units require stairs except the handicap units.
  • All UNITS ARE STRICTLY NON-SMOKING. ANY GUEST WHO SMOKES IN A ROOM WILL BE SUBJECT TO A SUBSTANTIAL CLEANING FEE.
  • Balance of payment is due on arrival – payable by Mastercard, Visa, Discover, Traveler’s Checks or cash. No personal checks are accepted at check-in.

Cancellations:

  • 14 days notice of cancellation is required for Studios, 90 days notice for the Cove House and 30 days for all other units. Cancellations must be received in writing by post or electronic mail within that time to receive any refund of the deposit.
  • Cancellation fees of $50 to $150 apply to all reservations and depend on the length of stay being cancelled.
  • No refunds will be given for shortened stays or early departures.
